What is an Engineered Life Safety System (ELSS)?
An ELSS is an engineered package of fire and life-safety upgrades — smoke control, fire alarm, sprinkler, and emergency power components — that a fire protection engineer can propose as an alternative to a full, building-wide sprinkler retrofit in an existing high-rise. It has to be developed and stamped by a registered engineer.
Do you write and stamp our building's ELSS compliance plan?
No — that's the fire protection engineer of record's job, and it has to be a licensed PE. What Good Air brings is everything after the plan is engineered: on projects like Imperial House Condominium, we served as general contractor for the retrofit — permitting, trade coordination, and construction scheduling — while our own crews executed the mechanical scope directly. If your building doesn't have an engineer of record yet, we can point you toward one to partner with.
Does my condo or HOA actually need this work?
